Where Parcel Split Tool applies a division rule you specify, this tool solves the layout: give it the constraints and it finds a lot arrangement that satisfies them.

  • Subdivision Method selects the layout algorithm, and the choice matters more than any other single setting:

Legacy_Frontage (default)Lays lots out along road frontage. The most realistic for typical street-fronting subdivisions.
GridA regular grid of lots. Efficient on rectangular parcels, poor on irregular ones.
VoronoiLots grown from seed points. Handles irregular parcels but produces non-rectangular lots.
GeneticA search-based optimiser. Can find better layouts on awkward parcels, at the cost of a considerably longer run time.
  • Input Road Access is optional but effectively required for Legacy_Frontage, which needs road geometry to lay lots against. Without it, the method has no frontage to work from.
  • Parameters are grouped into categories on the dialog:

  • Maximum Depth defaults to 0, which means unlimited. Set an actual value to prevent unusably deep lots on a large parcel.
  • Road Search Distance defaults to 150 — how far the tool looks for a road to front lots against. Increase it if the parcel sits back from the road; the default may find no frontage at all for a deep rural parcel.
  • Frontage Buffer defaults to 5 and sets the tolerance used when deciding what counts as road frontage.
  • Constraints can conflict. A minimum lot size, minimum frontage, minimum depth, and generous setbacks may together be unsatisfiable inside the parent parcel — relax one of them if the result contains few or no lots.
  • Output Subdivision Lines is optional and writes the lot boundary lines as a separate layer, for symbolising the layout.

របៀបប្រើ

  1. Add the parent parcel and the road layer to the map.
  2. On the KGA Toolbox tab, in the Geoprocessing group, open the Cadastral Tools gallery and click Parcel Split Optimizer.
  3. Set Input Parent Parcel, and set Input Road Access to the road geometry.
  4. Leave Subdivision Method as Legacy_Frontage for a street-fronting layout.
  5. Under Subdivision Setting, set Minimum Lot Size, optionally Maximum Lot Size, and the Zoning Type.
  6. Under Setback Setting, enter the road, side, and rear setbacks required by the local rules.
  7. Under Lot Rule, set Minimum Frontage and Minimum Depth. Set Maximum Depth if deep lots must be prevented.
  8. Under Frontage Analysis, increase Road Search Distance if the parcel sits well back from the road.
  9. Set Output Subdivision Lots, and Output Subdivision Lines if you want the boundary lines separately.
  10. Click Run. If few or no lots are produced, relax one of the constraints — most often the minimum lot size or the setbacks — and run again.
